Why Real Estate Investors Should Be Using Remote Online Notarization (RON)

What Is Remote Online Notarization?
Remote Online Notarization is the process of legally notarizing documents completely online, using secure video conferencing and identity verification tools. That means your signers—whether they’re in another state or halfway across the world—can sign from the comfort of their home, office, or hotel room. All they need is an internet connection and a device with a camera.
As a commissioned notary in the state of Florida, I can notarize documents for anyone located anywhere, as long as I am physically in Florida at the time of the notarization. That’s what makes this service so powerful for fast-moving real estate deals.
Why Investors Should Be Using RON
If you're an investor, especially someone working in wholesaling or land deals, here’s why RON should be a part of your workflow:
1. Speed Kills Deals. RON Saves Them.
When a seller says “yes,” every minute counts. I've seen it too many times—investors get verbal confirmation from a seller, then the deal drags because they can't get the documents signed in time.

How to Work With Notary SWFL as an Investor
If you’re new to RON, or just want to know how to get started, here’s exactly what I need from you to schedule a signing:
✅ Required Information:
The document(s) to be notarized
Full legal name of each signer (must match the ID)
Phone number for each signer
Email address for each signer
Confirmation that the signer is aware of the document and willing to sign
This last point is critical. We’ve run into situations before where a signer is contacted and says, “I’ve never seen this document,” which creates confusion and delays. We want the signer to be fully informed, expecting our call, and ready to go.
If you're submitting on behalf of someone, make sure you’ve communicated clearly with them before we reach out.
Common Questions From Investors
Can you handle foreign nationals or sellers without Social Security numbers?
Yes. We can work with foreign nationals as long as we’re able to verify their identity through an acceptable form of ID. There are additional steps involved, so please give me a heads-up if your signer does not have a Social Security number.
Do I need to be present for the signing?
No. You do not need to attend the session. Once the order is submitted and the signer is prepared, we take it from there. You’ll receive a copy of the notarized document when the session is complete.
Are there limitations on the type of documents you notarize?
We regularly handle:
Purchase and sale agreements
Warranty deeds
Quitclaim deeds

Power of attorney documents
