Hello and welcome. My name is Katie Tremulis, and I’m the owner of Notary SWFL, a remote online notary business serving clients across the globe. Today, I want to speak directly to one of my favorite types of clients: real estate investors.
Whether you’re wholesaling, buying land, flipping properties, or managing transactions across state lines, the need for speed, flexibility, and legal accuracy is everything. That’s where Remote Online Notarization—also known as RON—comes in. It’s not just a tech trend. For investors, it’s a strategic advantage that saves time, cuts costs, and keeps deals moving.
Remote Online Notarization is the process of legally notarizing documents completely online, using secure video conferencing and identity verification tools. That means your signers—whether they’re in another state or halfway across the world—can sign from the comfort of their home, office, or hotel room. All they need is an internet connection and a device with a camera.
As a commissioned notary in the state of Florida, I can notarize documents for anyone located anywhere, as long as I am physically in Florida at the time of the notarization. That’s what makes this service so powerful for fast-moving real estate deals.
If you're an investor, especially someone working in wholesaling or land deals, here’s why RON should be a part of your workflow:
When a seller says “yes,” every minute counts. I've seen it too many times—investors get verbal confirmation from a seller, then the deal drags because they can't get the documents signed in time.
With Notary SWFL, once we receive your order and documents, we can often schedule and complete the signing within a few hours. I ask for a 4–6 hour lead time if possible, but I also know how fast things move in your world, and I do my best to accommodate urgent situations.
Many investors work with sellers who live outside of the state—or even outside of the country. This would normally require either mailing documents back and forth, which delays the deal, or paying extra to find an in-person notary near the signer.
With RON, there’s no need to ship anything. The signer simply joins an online session, verifies their identity, and signs digitally. You receive the completed, notarized document in your inbox.
You don’t need to manage all the back and forth. Once we receive your order, we’ll reach out directly to the signer to schedule, verify identity, and complete the notarization.
You can submit your order easily at www.notaryswfl.com by clicking “Orders” and uploading your documents. From there, we handle the rest.
If you’re new to RON, or just want to know how to get started, here’s exactly what I need from you to schedule a signing:
The document(s) to be notarized
Full legal name of each signer (must match the ID)
Phone number for each signer
Email address for each signer
Confirmation that the signer is aware of the document and willing to sign
This last point is critical. We’ve run into situations before where a signer is contacted and says, “I’ve never seen this document,” which creates confusion and delays. We want the signer to be fully informed, expecting our call, and ready to go.
If you're submitting on behalf of someone, make sure you’ve communicated clearly with them before we reach out.
Yes. We can work with foreign nationals as long as we’re able to verify their identity through an acceptable form of ID. There are additional steps involved, so please give me a heads-up if your signer does not have a Social Security number.
No. You do not need to attend the session. Once the order is submitted and the signer is prepared, we take it from there. You’ll receive a copy of the notarized document when the session is complete.
We regularly handle:
Purchase and sale agreements
Warranty deeds
Quitclaim deeds
Affidavits
Power of attorney documents
Real estate investor contracts
If you’re not sure whether your document qualifies, just reach out. We’ll let you know right away.
We work with many common languages such as Spanish, Italian, and Mandarin. If your signer speaks a less common dialect, we may still be able to help—we just need additional lead time and notice.
If you’re new to RON and want to see exactly how the process works, I’m happy to walk you through a mock session. This is especially helpful if you’re planning to submit regular orders and want to set expectations for your team or your sellers.
I know every investor works a little differently. Some of you do multiple deals a week. Others just need one or two closings a month. I'm flexible and happy to work with you based on your needs and volume.
If you're interested in setting up a partnership, just reach out. We can hop on a quick call to:
Review the types of documents you regularly use
Discuss lead times
Go over your workflow
Set preferred pricing if you’re doing consistent volume
Working with investors is one of my favorite parts of this business. You all move fast, think creatively, and bring a lot of energy. My job is to make your life easier by handling the signing process efficiently, legally, and professionally—so you can focus on closing deals and growing your portfolio.
If you’ve never used RON before, or if you’ve been frustrated with other providers, I invite you to give Notary SWFL a try. You’ll see quickly how seamless the process can be when you work with someone who understands your world.
You can submit your first order at www.notaryswfl.com, or email me directly at katie@notaryswfl.com to ask questions or request a demo.
Looking forward to working with you,
Katie Tremulis
Owner, Notary SWFL
Katie has done several virtual closings for my title company. She has always been extremely professional, always on time, and always prepared. Highly recommended and we will continue to use her.
As an attorney who frequently requires the services of a mobile notary, I highly recommend Katie for all your notary needs. She is always professional, punctual, and efficient in providing notary services. She has a wealth of knowledge regarding legal documents and ensures that all documents are properly executed and notarized.
I appreciate Katie’s flexibility in scheduling appointments and her willingness to travel to our clients' locations. She is always prompt in responding to emails and calls, which is crucial in the legal profession.
Overall, I highly recommend Katie as a mobile notary. She is reliable, knowledgeable, and provides exceptional service.
I had no idea that this kind of service existed, but I am so glad I did...Katie made the whole process very easy. I really like the fact that she can provide virtual services so I don't have to drive across town or coordinate schedules.
We helped a family member purchase a home out of state. This was a super stressful process, as all of us were in another state than the house that was being purchased. Katie helped out in a pinch with her virtual notarization services. Most importantly, using her virtual service meant not having to take time off work to go to a local notary and wait around. She made the process easy and had everything prepped. Highly recommend!
